2. Builder gives possession letter but refuses OC copy

That is a red flag. Sometimes the builder may say OC is with head office, bank or association. A genuine OC should not be treated like a secret document. Ask for the OC number, date, issuing authority and tower/block coverage. In large gated communities, one tower may have OC while another may not. Check whether your exact block and flat are covered.

3. OC is available, but EC shows builder mortgage
