Depreciation Rules for Building Valuation in Telangana

Building value decreases with age due to wear and tear. IGRS Telangana applies a standard depreciation rate:

  • Depreciation Rate: 1.5% per year from the date of construction
  • Maximum Depreciation: 70% — the building retains at least 30% of its new construction value regardless of age
  • Cap Year: At ~47 years, maximum depreciation of 70% is reached (1.5% × 47 = 70.5%, capped at 70%)
  • New Building: 0 years = 0% depreciation = full construction value

For example, a 20-year-old RCC building in Hyderabad with 1,200 sq.ft plinth area: Depreciation = 20 × 1.5% = 30%. Building Value = 1,200 × Rs.1,350 × (1 - 0.30) = Rs.11,34,000.
