Additionally, total registration charges (6% in Municipal areas or 7.5% in Gram Panchayat areas in Telangana) are not included in the loan amount and must be paid from your own funds.
Banks recommend that your total EMI (including all loans) should not exceed 40-50% of your monthly income. For example, if your monthly salary is ₹1,00,000, your home loan EMI should ideally be ₹40,000-₹50,000 or less. This is called the FOIR (Fixed Obligation to Income Ratio).
Shorter tenure means higher EMI but much less total interest. For a ₹50 lakh loan at 8.5%: 15 years = ₹49,237 EMI (₹38.6L interest), 20 years = ₹43,391 EMI (₹54.1L interest), 25 years = ₹40,260 EMI (₹70.8L interest). Choose the shortest tenure you can comfortably afford.
Yes. Under Section 80C, you can claim deduction up to ₹1.5 lakh per year on principal repayment. Under Section 24(b), interest paid up to ₹2 lakh per year is deductible for a self-occupied property (no limit for rented property). First-time buyers can claim additional ₹50,000 under Section 80EEA for loans sanctioned before March 2025.
Missing an EMI attracts a late payment penalty (usually 1-2% of the overdue EMI) and negatively impacts your CIBIL score. Multiple missed payments can lead to the loan being classified as NPA (Non-Performing Asset) and the bank may initiate property recovery under SARFAESI Act. Always set up auto-debit to avoid missed payments.
Beyond EMI, budget for: Stamp Duty (4-5.5% in Telangana), Transfer Duty (0-1.5%), Registration Fee (0.5%), Processing Fee (0.25-1%), Property Insurance (₹5,000-15,000/year), Maintenance charges, Property Tax (GHMC/panchayat), and Interior/Renovation costs. These can add 10-12% to your property cost.
