What is Apartment Market Value?
Apartment market value is the government-notified rate per square foot published by IGRS (Inspector General of Registration & Stamps) Telangana. These rates are used to calculate stamp duty and registration charges when buying or selling flats, apartments, and built-up properties. IGRS publishes separate rates for ground floor, first floor, and other floors, reflecting the varying demand across floor levels.
How Apartment Registration Costs Are Calculated
When registering an apartment in Telangana, the registration value is calculated as:
- Registration Value = Built-up area (sq.ft) x IGRS rate per sq.ft (for the applicable floor)
- Stamp Duty = 4% of the registration value (or sale price, whichever is higher)
- Registration Fee = 0.5% of the registration value
- Transfer Duty = 1.5% in municipal/corporation areas
For example, a 1,200 sq.ft ground floor apartment with an IGRS rate of Rs 3,000/sq.ft has a registration value of Rs 36,00,000. Stamp duty would be Rs 1,44,000 (4%) and registration fee Rs 18,000 (0.5%).
Ground Floor vs First Floor vs Other Floors
IGRS Telangana assigns different rates to different floor levels. Ground floor apartments typically have slightly different rates than upper floors. The "Other Floors" rate applies to all floors above the first floor. In many localities, all three rates are identical, but in premium areas the ground floor rate may be higher due to commercial potential and accessibility.
