GHMC Property Tax is a municipal tax levied by the Greater Hyderabad Municipal Corporation (GHMC) on all properties within its jurisdiction. GHMC covers the entire Hyderabad metropolitan area including areas under the erstwhile MCH (Municipal Corporation of Hyderabad), surrounding municipalities, and gram panchayats that were merged into GHMC in 2007. Every property — residential, commercial, industrial, or vacant land — within GHMC limits must pay property tax. The tax is assessed annually and payable in two half-yearly instalments (April and October). What is a PTIN Number?

PTIN stands for Property Tax Identification Number, a unique numeric identifier assigned by GHMC to every assessed property. The PTIN is typically 10 to 13 digits long and encodes the property's circle, ward, block, and assessment number. How is GHMC Property Tax Calculated?

GHMC uses the Annual Rental Value (ARV) method to calculate property tax. The formula involves three key components:

  • Monthly Rental Value (MRV): GHMC prescribes MRV rates per square foot based on the property's location (zone/circle), construction type (RCC, tin-shed, tiled), and age of the building.
  • Annual Rental Value (ARV): Calculated as MRV per sq.ft. × plinth area × 12 months. For rented properties, the actual rent received may be used if higher than the prescribed MRV.
  • Tax Rate on ARV: Residential properties: 17-30% of ARV. Commercial properties: 25-35% of ARV. Additional cesses (library cess at 8%, drainage cess, lighting cess) are added.
