Complete Guide to Survey Numbers in Telangana

What is a Survey Number in Telangana?

A survey number is a unique identifier assigned to each parcel of land by the Telangana Revenue Department during cadastral surveys. Every piece of land — agricultural, residential, or commercial — across all 33 districts of Telangana has a designated survey number that serves as the primary reference for property documentation, registration, and official records. The survey numbering system was originally established during the British-era land surveys and continues to be maintained by the Chief Commissioner of Land Administration (CCLA) and local Tahsildars.

How Survey Numbers Work in Telangana

The land identification hierarchy in Telangana follows this structure:

  • District (33 in Telangana): The top-level administrative division (e.g., Hyderabad, Rangareddy, Medchal-Malkajgiri)
  • Mandal: Each district is divided into mandals — Telangana's equivalent of taluks in other states
  • Village/Town: Each mandal contains multiple villages or revenue towns
  • Survey Number: A unique number for each land parcel within a village (e.g., 123)
  • Sub-Division: When land is divided among owners, sub-divisions are created (e.g., 123/1, 123/2, 123/A, 123/B)

Why Survey Numbers Matter for Property Buyers

  • Property Registration: The survey number is mandatory for registering any property at IGRS (Inspector General of Registration and Stamps) Telangana
  • Encumbrance Certificate (EC): EC searches at Sub-Registrar Offices require the correct survey number to verify if the property has any legal encumbrances
  • Pahani/ROR Verification: The Pahani (Record of Rights) document from Bhu Bharati links ownership details to survey numbers
  • Market Value Check: IGRS market values are linked to survey numbers — knowing the exact survey number helps determine the government-assessed value for stamp duty calculation
  • Prohibited Property Check: Section 22-A prohibited property lists reference survey numbers to flag properties where registration is restricted
  • Building Plan Approvals: GHMC, HMDA, and municipal corporations require survey numbers for building plan submissions

How to Use This Tool

  1. Navigate the map — Pan and zoom to your area of interest in Telangana, or use the search box to find a specific place, enter coordinates (lat, lng), or paste DMS coordinates
  2. Click on the map — Click the exact location to search for survey data. The tool queries our database of Telangana survey boundary polygons
  3. View results — If survey data exists for that location, you'll see the survey number, sub-division, district, mandal, and village details
  4. See boundary polygon — When available, the survey boundary is drawn on the map in orange so you can see the exact parcel shape
  5. Select subdivision — If multiple subdivisions exist, a modal lets you pick the correct one

Frequently Asked Questions

What is a survey number and why do I need it?
A survey number is a unique identifier assigned to each land parcel by the Revenue Department. You need it for property registration at IGRS, obtaining Encumbrance Certificates, checking Pahani records on Bhu Bharati, verifying market values, applying for building approvals, and any legal documentation involving land in Telangana.
Why does it show "No Survey Data Found" when I click?
Telangana survey boundary polygon data is being progressively added to our database. Not all areas are covered yet. You can still find your survey number through the Bhu Bharati portal (bhubharati.telangana.gov.in) by searching with your district, mandal, and village details. We are actively expanding coverage to all 33 districts.
What is the difference between survey number and sub-division?
A survey number identifies the original land parcel (e.g., 123). When that parcel is divided among multiple owners or for different purposes, each portion gets a sub-division number (e.g., 123/1, 123/2, 123/A). Sub-divisions are important because each may have different owners, land classifications, or market values.
What is a Mandal? Is it the same as a Taluk?
A Mandal is the administrative sub-division of a district in Telangana — it is the equivalent of a Taluk in states like Tamil Nadu, Karnataka, or Andhra Pradesh. Each of Telangana's 33 districts is divided into multiple mandals, and each mandal contains several villages. Land records, revenue administration, and property registration are organized at the mandal level.
Can I search by entering coordinates instead of clicking?
Yes. The search box accepts three formats: place names (e.g., "Gachibowli, Hyderabad"), decimal coordinates (e.g., "17.4400, 78.3489"), and DMS coordinates (e.g., 17°23'06.0"N 78°29'12.1"E). Enter any of these and the map will navigate to that location and search for survey data.
How accurate is the survey boundary shown on the map?
The boundary polygons are derived from cadastral survey data and provide a reasonable approximation of parcel boundaries. However, for precise boundary determination, you should consult the official Village Map or Land Parcel Map (LPM) from Bhu Bharati and engage a licensed surveyor. Map-based tools have inherent positional accuracy limitations.
