What is a Survey Number?

A Survey Number (సర్వే నంబర్) is a unique identifier assigned to each land parcel during the revenue survey conducted by the Survey and Land Records Department. In Telangana, every village has its own set of survey numbers that form the basis for all land revenue records, property registrations, and legal documentation. Survey numbers are referenced in Pahani (Record of Rights), Encumbrance Certificates, and property registration documents at IGRS offices.

What is a Village Map / Tippan / LPM?

In Telangana, the official survey sketch map is called the Village Map (గ్రామ పటం), Tippan, or Land Parcel Map (LPM). These are official survey sketch maps maintained by the Tahsildar's office that show the exact boundaries, dimensions, and adjacent survey numbers for each land parcel. This tool displays cadastral boundaries from the TGRAC (Telangana State Remote Sensing Applications Centre) Bhunaksha digitized survey data, covering 38 lakh+ survey parcels across all 33 districts of Telangana.

What is the difference between a Survey Number and Khata Number in Telangana?
A Survey Number identifies the physical land parcel — its boundaries, location, and extent. A Khata Number identifies the ownership record (Pahani / Record of Rights) for that land. One survey number can have multiple khata numbers if the land is owned by different pattadars, and one khata can reference multiple survey numbers if the same pattadar owns adjacent parcels. When buying land, you need both: the survey number to verify physical boundaries, and the khata number to verify ownership records.
How accurate are the boundaries shown on this tool?
The boundaries are derived from TGRAC Bhunaksha digitized cadastral records, which are based on official government survey data. While highly accurate for identification purposes, there may be minor variations (typically 1-3 meters) due to digitization process, projection transformations, and satellite imagery alignment. For legal purposes such as property disputes or court cases, always obtain the official physical Tippan (village map sketch) from the Tahsildar's office.
Can I get the official Tippan / Village Map for my survey number?
Yes. You can obtain the official Tippan (village map sketch) from the Tahsildar's office of your village. Submit an application with your survey number, khata number, and identity proof. The fee is nominal (usually under Rs. 100). You can also check with the Sub-Registrar's office (SRO) if they have a copy attached to previous registration documents for that survey number.
Why does my survey number not show up when I search?
There are a few possible reasons: (1) The survey number may have been recently subdivided or re-numbered and the cadastral data hasn't been updated yet. (2) Some urban areas, cantonment areas, or military zones may not have digitized cadastral data. (3) The survey number format may differ — try with or without leading zeros. (4) In some villages, the old survey numbers were replaced during the Dharani records modernization. If you can't find your survey number, try using the map click method instead — click on the approximate location of your land to see what survey data is available.
What is the difference between Acres and Guntas used in Telangana?
In Telangana, land is measured in Acres and Guntas (ఎకరాలు మరియు గుంటలు). 1 Acre = 40 Guntas. 1 Gunta = 101.17 square meters (approximately 1,089 square feet). So if a Pahani record shows "2 Acres 20 Guntas", it means 2.5 Acres total (2 + 20/40). The Pahani and registration documents always show extent in "Acres-Guntas" format (e.g., "Ac. 3 Gts. 15" means 3 acres and 15 guntas). This tool automatically calculates and shows the area in all four units: Sq. Meters, Acres, Sq. Feet, and Guntas.
Can I purchase government land shown on this tool?
No. Government land (సర్కారీ భూమి) cannot be purchased by private individuals. If this tool or the Pahani record shows a survey number classified as government land, do not proceed with any purchase transaction — such sales are illegal and void ab initio. Government land includes roads, water bodies (tanks, canals), burial grounds, grazing lands (Gocharam), and reserved forests. Always cross-check the land classification on the Pahani record before any purchase.
