What is Bhudhaar?
Bhudhaar is a unique 11-digit identification number assigned to every land parcel in Telangana by the Revenue Department through the Dharani and Bhu Bharati portals. Just as Aadhaar provides a unique identity to every Indian citizen, Bhudhaar provides a unique identity to every piece of land in the state. The system was introduced as part of Telangana's comprehensive land records digitization initiative to eliminate land fraud, reduce boundary disputes, and create a tamper-proof ownership registry.
Each Bhudhaar number is permanently linked to a specific survey number and cannot be reassigned. When land is subdivided, new Bhudhaar numbers are generated for the resulting parcels while the parent Bhudhaar is retired.
What Information is Linked to Bhudhaar?
Every Bhudhaar number in the Bhu Bharati system is linked to the following land record details:
- Survey Number / Sub-Division: The revenue survey identifier for the land parcel
- Pattadar (Landowner) Name: The registered owner in revenue records
- Father / Husband's Name: For pattadar identification
- Khata Number: The revenue account linking the owner to their holdings
- PPB Number: Pattadar Passbook Number — the digital landowner identity
- eKYC Status: Whether Aadhaar verification is completed
- Land Extent (Ac. Gts): Total area in acres and guntas
- Land Classification: Wet (Tari), Dry (Metta), NALA, etc.

Under normal circumstances, a Bhudhaar number is permanent and does not change even when the land is sold or transferred — only the pattadar name changes in the record. However, a Bhudhaar will change in specific situations: (1) Land subdivision — when a survey number is subdivided, the parent Bhudhaar is retired and new Bhudhaar numbers are assigned to each sub-division. (2) Land amalgamation — when multiple parcels are merged, existing Bhudhaar numbers are retired and a new one is generated. (3) Data correction — in rare cases of duplicate or erroneous entries, the revenue department may reassign Bhudhaar.
