Types of Market Value Data Available
- Schedule Land Rates: Market value per square yard for each locality and land classification within a village. This is the most commonly used rate for residential and commercial land.
- Apartment Rates: Market value per square foot for apartments, with separate rates for ground floor, first floor, and other floors.
- Door Number Wise Rates: Property-specific market values assigned to individual door numbers (house numbers), providing more granular valuation than general schedule rates.
- Agricultural / Non-Schedule Rates: Market value per acre for agricultural and rural land, categorized by habitation and nature of use (dry, wet, garden, etc.).
- Survey Number Wise Rates: Market value assigned to specific survey numbers and sub-numbers, used for land that hasn't been converted to residential or commercial use.
Stamp Duty and Registration Charges in Telangana (2026)
When registering a property in Telangana, the following charges apply based on the market value or sale consideration (whichever is higher):
- Stamp Duty: 4% of the property value
- Registration Fee: 0.5% of the property value
- Transfer Duty: 1.5% in municipal/corporation areas
For example, if the IGRS market value of a property is Rs 50,00,000, the stamp duty would be Rs 2,00,000 (4%), registration fee Rs 25,000 (0.5%), and transfer duty Rs 75,000 (1.5%) — totaling Rs 3,00,000 in government charges.
