Yes, it can delay the registration, and in some cases the Sub-Registrar Office may ask you to correct the document before admitting it. Can Telangana eKYC at SRO stop registration completely?

It can, but most name mismatch cases fall into three buckets: accepted with supporting proof, delayed for correction, or refused until a legal clarification is produced. The SRO is expected to prevent impersonation, benami-style confusion and wrong admission of documents. If the officer feels that the party identity is doubtful, registration will not move forward just because the buyer and seller are present.

For buyers, the biggest risk is not one missed appointment. The bigger risk is paying token advance, arranging loan disbursement, booking SRO slot and then discovering that the seller’s identity chain is not clean.

Name mismatch in sale deed draft: the most common Hyderabad mistakes

Sale deed drafts are often prepared using old templates. That is where trouble starts. A deed writer may copy the seller name from the 2008 sale deed, the banker may use PAN spelling, and the buyer may send Aadhaar spelling on WhatsApp. By the time the appointment is booked, three versions of the same person exist.

What buyers should verify before SRO appointment

Do this before slot booking, not on the morning of registration. Once stamp duty and registration fee are paid, corrections become irritating and sometimes expensive. For a normal sale deed in Telangana, the transaction cost is generally around 6% of the higher of market value or consideration, made up of stamp duty, transfer duty and registration fee as applicable. For a ₹90 lakh resale flat in Miyapur or Nallagandla, that is around ₹5.4 lakh in statutory charges. Nobody wants that payment stuck because one surname was typed wrongly.

1. Match Aadhaar, PAN and deed draft

Check buyer and seller names exactly. Look at spelling, initials, father or spouse name, age and address. If PAN says Raju K and Aadhaar says Kumar Raju, ask your advocate how to draft the party description. Sometimes the deed can mention alias or expanded name, but do not insert creative wording without legal advice.

2. Compare with link documents

The seller must be traceable from the previous registered document. If the 2014 sale deed, 2019 gift deed or partition deed carries a different version of the name, identify why. Was there a marriage? Was there a rectification deed? Was the property inherited? If the name changed after purchase, carry proof.

3. Check encumbrance certificate

Use the Encumbrance Certificate Search to see how names appear in the registration history. EC entries may carry spelling errors, but they are still a useful warning signal. If the EC shows a person name that does not connect to your seller, stop and verify.

4. Verify survey number and land records

For open plots and agricultural land conversion cases, check survey number and land identity. Do not ignore Section 22-A along with eKYC

Name matching is only one gate. Telangana has a large list of properties barred or restricted from registration under Section 22-A. How to fix name mismatch before Telangana SRO registration

The solution depends on the seriousness of the mismatch. Do not let a broker give one standard answer for every case. A missing middle initial is not the same as a different father name.

Minor spelling issue

If identity is clear, your advocate may draft the deed with full details and include the commonly used version of the name. Carry Aadhaar, PAN, passport if available, voter ID, old link deed and any supporting record. Some cases may need an affidavit, though acceptance depends on the SRO’s view and the facts.

Mismatch in old registered deed

If the seller’s earlier registered document has a wrong name, a rectification deed may be required. The previous parties may have to join, depending on the error. This can take time, especially if old sellers are not available or are living outside Telangana.

Marriage or legal name change

Carry marriage certificate, gazette notification if any, passport, PAN update proof or other official record. The deed should clearly connect the old and new names. For women selling inherited property, the father name and spouse name must be handled carefully.

Inherited property

For legal heir sales, the chain should connect the deceased owner, legal heirs and present sellers. Death certificate, family member certificate, succession-related documents, release deeds and mutation records may be needed. In such cases, eKYC only proves that the person is present; it does not prove that the person alone has full selling rights.

NRI or GPA transactions

For NRIs, passport spelling often differs from Aadhaar or PAN. If a General Power of Attorney is used, the principal name, attorney name, passport details and Indian ID details must be consistent. The SRO will also check whether the GPA is validly executed and acceptable for the transaction.

Small differences can be managed when they are identified early. Big differences need legal correction. If the seller says the name issue has been like this for 20 years, that is exactly why you should check it now. Hyderabad property values have moved too far for casual paperwork. One weak identity link can create trouble during resale, bank mortgage, inheritance or court dispute later.
