They had bought it at around ₹9,200 per sq ft, which is a normal asking range we are seeing for decent gated community resale flats in that belt, while newer branded towers in Kokapet and Financial District often ask ₹10,500 to ₹14,500 per sq ft depending on floor, view and handover stage. At those prices, buyers expect a clean kitchen finish. Nobody wants a visible ugly duct running across the ceiling.

Their chimney vendor wanted a 6-inch duct with two bends. The kitchen designer wanted the duct hidden above the loft. The society engineer opened the shaft door and found old exhaust lines from flats above and below. There was space, but only if the duct entered from a specific point. The proposed core cut was too close to an RCC band.

The society asked them to submit:

If the society rejects all external duct options, consider a ductless chimney with carbon filters. I am not a big fan for heavy Indian cooking, but for light cooking it is better than an illegal hole. Remember, carbon filters need regular replacement.

Some owners take the shortcut. They call a core cutting person on Sunday morning and finish the hole before the security supervisor notices. It may work for a while, but the risk remains.
