But after a few years, interiors depreciate. Land does not behave like that, especially in mandals such as Serilingampally, Rajendranagar, Gandipet, Kukatpally, Malkajgiri and Medchal where land values have moved sharply over the last decade.

What is a decent UDS for a Hyderabad apartment?
There is no one fixed “good” UDS number. It depends on land extent, FSI/FAR, number of floors, open space, road width, project density and approvals. A low-rise apartment in Sainikpuri may give higher UDS than a 45-floor tower in Kokapet. That does not automatically make one better than the other. As a broad working sense, older stand-alone apartments in Himayatnagar, Domalguda, Tarnaka or SR Nagar often have higher land share per flat because they were built with fewer floors. If the sale deed mentions an unusually low UDS, or if the earlier parent deed and current draft deed do not match, legal teams ask questions. In some cases, the loan is delayed. In a few cases, buyers are asked to bring rectification documents.
Resale buyers are even more direct. A buyer looking at a 15-year-old flat in Kukatpally or Begumpet will compare not just interiors but the land component. If two flats have similar size and condition, the one with clearer and better UDS often inspires more confidence. Land share becomes especially relevant when the structure ages and redevelopment enters the conversation.

After 30 or 40 years, the lift, plumbing, slab condition, parking design and fire norms may feel outdated. In prime Hyderabad localities, redevelopment becomes attractive because land is valuable.
Take an old 12-flat building on 1,200 square yards in Banjara Hills or Padmarao Nagar. If each owner has clear UDS, the association can discuss redevelopment with clarity. The developer can calculate share, corpus, rent, extra area and timelines. If UDS entries are inconsistent across deeds, the first six months can go only in document correction and owner disputes.
In high-rise gated communities, redevelopment may be far away. Still, UDS is the foundation of your ownership.
