Suppose two flats in the same project have similar 1,650 sq ft built-up area, but one deed shows 52 sq yards UDS and another shows 38 sq yards without any clear reason. That needs explanation. It may be due to phase, tower, common area calculation or a drafting error. Still, you should not ignore it.
