• Extent: The area of the prohibited land in acres and guntas (Ac.Gts format).

Why is Bhu Bharati Different from IGRS?

The IGRS portal (Registration & Stamps Department) maintains the Section 22-A prohibition list primarily for urban and non-agricultural properties, publishing results as PDFs. The Bhu Bharati portal (Revenue Department) focuses on agricultural and rural lands, providing structured data with survey-level detail including owner names, extents, and land classifications.

The two portals maintain separate databases. A property can appear clean on one but prohibited on the other — especially in peri-urban areas where land may be classified differently across departments. This is why a dual-portal check is critical before any property transaction in Telangana.

Types of Prohibited Agricultural Land

• Government Land (Sarkari): Agricultural land owned by the state government — revenue wasteland, tank beds, road margins, canal banks, etc.
• Assigned Land (Banjar/DKT): Land distributed to landless poor, SC/ST communities, or ex-servicemen under the 1977 Assigned Lands Act. Non-transferable for a specified period.
• Endowment Land: Agricultural land belonging to Hindu temples and religious institutions, managed by the Endowments Department.

2. Step 2: Check IGRS Section 22-A prohibition list for the same village.
3. Step 3: Verify the 1-B extract (Pahani/Adangal) from the Tahsildar's office to confirm the pattadar name and land classification.
4. Step 4: Check the Encumbrance Certificate for the property to identify any existing liens or mortgages.
