Vide Application No. REA022000085222, M/s Vazhraa Nirmaan Private Limited
(hereinafter referred to as “the Promoter”) has sought registration of Blocks G & H in the
project titled “Vazhraa Prathik Apartments Phase III”, under Sections 3 and 4 of the Real
Estate (Regulation and Development) Act, 2016 (hereinafter “the RE (R&D) Act”). The
application was scrutinized through Desk-1 to Desk-5 of this Authority, in accordance with
standard procedure. The Authority also provided the Promoter an opportunity of hearing, first
on 12.05.2025, and thereafter on 21.05.2025, when the Promoter appeared along with Counsel
and was heard.

It is a matter of record that the Promoter has previously obtained separate RERA

registrations for other blocks of the same project, specifically for Blocks A, B, C & Amenities
under RERA Registration No. P0220000317 and Blocks D, E & F under RERA Registration No.
P02200004145.

Pertinently, this Authority is seized of a prior adjudication in relation to the same

project. A complaint was preferred by the registered association of allottees, M/s
Vazhraa
Prathik Flat Owners Co - Maintenance Society, under Complaint No. CC/66/2024, invoking
Form ‘M’, wherein serious objections were raised concerning the Promoter’s conduct with

Subject: Initiation of Corporate Insolvency Resolution Process (CIRP) against M/s Sahithi
Infratech Ventures India Pvt. Ltd – Reg.
This is to inform the general public and allottees that multiple complaints have been
received before the Telangana State Real Estate Regulatory Authority (TG-RERA) against M/s
Sahithi Infratech Ventures India Pvt. Ltd, concerning various real estate projects undertaken
by the said promoter. Several of these complaints are presently under adjudication and
consideration by this Authority.

However, it is brought to the attention of all stakeholders that the Hon’ble National
Company Law Tribunal (NCLT), Hyderabad Bench, vide order dated 25.04.2025 in Company
Petition No. IB/54/2024, has admitted the said company into Corporate Insolvency Resolution
Process (CIRP) under the provisions of the Insolvency and Bankruptcy Code, 2016.
Consequently, a moratorium has been declared in terms of Section 14 of the Code, effective
from 25.04.2025, restraining, inter alia, the institution or continuation of pending suits or
proceedings against the corporate debtor, including execution of any judgment, decree, or
order.

Further, as per the said order, Mr. Kamalesh Kumar Singhania has been appointed as
the Interim Resolution Professional (IRP) to conduct the affairs of the corporate debtor during
the CIRP period.

In view of the aforesaid, all allottees, creditors, and stakeholders of projects developed
by M/s Sahithi Infratech Ventures India Pvt. Ltd are hereby informed to take note of the
ongoing insolvency proceedings. Any actions or remedies concerning the said promoter and its
projects may be subject to the jurisdiction of the Hon’ble NCLT and the provisions of the
Insolvency and Bankruptcy Code, 2016.

This notice is being issued in the public interest to ensure that the affected stakeholders
are adequately informed and advised to act in accordance with the legal process under the IBC
framework.
